My Online Advertising Strategy & today's uber-connected home shopper.
I offer my clients a comprehensive advertising strategy that aims to take advantage of today's online home searches.
Way beyond the MLS, I market your home on over 30 real estate directories & websites where buyers look.
This advertising strategy results in the maximum potential of home views for your property.
In addition to across the board online advertising, we create a custom QR Code for your home listing. A QR code will target buyers who use a mobile device in their home search. The QR code is an innovative way to advertise with staying power, adding portability to your home's listing.
When you choose to hire me to list your home, you can expect an advertising strategy that counts. The percentage of todays home buyers who use the internet to search for properties, is staggering. Check out the following statistics*:
-
92% of home buyers use the internet to begin their home search.
-
253% growth in Real estate related searches on Google.com over the past four years.
-
20% of Real estate searches are done from a mobile device.
-
36% of new home shoppers utilize a mobile device while they are watching TV.
-
11x is the average number of property searches performed, per person, prior to taking action with a realtor.

Wasatch Front Regional MLS
What MLS does Utah use?
In Utah, the entire State is covered by the Wasatch Front Regional Multiple Listing Service (WFRMLS). The WFRMLS has over 25,000 Realtors throughout the State. When you list with a Realtor in Utah, your home listing will appear on this MLS. On the other hand when you use a realtor to buy/find a home in Utah, your realtor will be using this MLS to find home listings to match your search criteria. A few specific areas, such as Park City and St. George also have small independent listing systems in addition to the WFRMLS. For the rest of Utah, the WFRMLS is the one and only MLS. *Note- Unless you are a licensed Realtor, you will be unable to log-into the WFRMLS. The good news is you can use the public site: Utah Real Estate.
Utah Real Estate (Public MLS)
Utahrealestate.com offers public access to the most comprehensive and up to date listings of real estate for sale in the State of Utah. These listings are made available by the WFRMLS, its owner REALTOR® Associations, and the subscribing members of the Wasatch Front Regional MLS. UtahRealEstate.com is the best real estate site in Utah because it is provided to you by Utah REALTORS®
Zillow
The Number 1. Most Popular Real Estate Website with 36,000,000 - Estimated Unique Monthly Visitors according to eBizMBA Inc. and a user share rate just over 9%. Zillow's recent (July 2014) addition of MSN Real Estate to their already market-leading real estate network, which includes:
Yahoo Homes
HGTV’s FrontDoor
AOL Real Estate
catapults Zillow’s audience to even higher levels.
*NOTE- While Zillow doesn't look to be going anywhere anytime soon, take my advice and completely ignore those: Zestimates. These Zillow-Estimates are completely faulty. A Property estimate should be configured using the most current comps & relative area data. Some data found on the site can be 6-12 monthes old!
Realtor.com
Some sites will tell you that Realtor.com & Homes.com are the top 2 Real Estate websites, yet our eBizMBA numbers tell us that with 18,000,000 - Estimated Unique Monthly Visitors, Realtor.com is slightly less popular with users than heavyweights Zillow & Trulia. But since Realtor.com is owned by NAR. NAR is the National Association of Realtors. The information found on Realtor.com is the more current & accurate data.
MSN Real Estate
As of July 2014 Consumers who search for homes on MSN Real Estate will be directed to search results on zillow.com. Zillow is taking over from Move Inc., who announed its more than 10-year relationship with the MSN portal was ending. MSN Real Estate captured 5.4 million unique visitors to its network in May 2014, the 6th most of any network that month, according to comScore data.
Hotpads
With 1,750,000 - Estimated Unique Monthly Visitors, Hotpads is still a top Real Estate website. I personally find Hotpads to be one of the most difficult to navigate. I also notice that several homes in the Hotpads database never show up in specific home searches. I still continue to advertise on Hotpads with the mindset that 1-2 Million users out there are using Hotpads in their search and I want to reach them!
HGTV Front Door
HGTV (an initialism for Home & Garden Television) is an American basic cable and satellite television channel that is owned by Scripps Networks Interactive. HGTV.com is their online website and HGTV Front Door is the Real Estate subdivision herein. The Home search portal on the site is run by Zillow. FACT: On June 13, 2012, representatives for HGTV admitted that scenes featured in the original series "House Hunters" are mostly re-creations of prior events. In many cases, the final decision and purchase were made prior to filming. In some cases, homes visited were not even on the market.
Postlets - a Zillow company
Postlets is used by agents to syndicate a property listing to other websites. Postlets helps housing shoppers find listings by sending them to the following network of distribution partners. Each listing created on Postlets is automatically distributed to these partner sites to maximize exposure. In April 2011 Zillow acquired Postlets, an online real estate listing creation and distribution platform.
Pinterest is a visual discovery, collection, sharing, and storage tool that you can use to find ideas for all your projects and interests.
After using Pinterest in my personal life, I would be in a clients home and find myself thinking "whatta perfect pin (picture) for pinterest" Thanks to my job I get to see some of the coolest Kitchen decor, Modern Living Room decor and Bedroom's that could rival hotel suites!
Why wouldn't I use Pinterest to showcase a homes listing?
Facebook is an online social networking service. With sites like Facebook, social selling is also becoming more popular. Facebook can be used in many ways for real estate advertising. From Company profile pages, to localized Classifieds and even a Real Estate agent directory this resource is not to be overlooked. However it is much harder to give Facebook a Visitor ranking due to it's vast collection of user options. I do not let this detour me from using every aspect of Facebook in my advertising.
KSL
KSL is a local TV channel and NBC affiliated station in UTAH. KSL.com offers Utah news, sports, weather, and classifieds. I love using Local sites for advertising. The majority of clients I work for are from Utah, looking to uprade to a bigger home or downsize after the kids have moved out. I trust KSL to reach my local audience!
Craigslist
Craigslist is a classified advertisements website with sections devoted to housing. I use Postlets & Craigslist hand in hand. I'll create a beautiful listing for the home in Postlets, then I'll take the HTML code for the Postlet as and use it to create my Craigslist post. I love the resulting look on Craigslist with a nice layout and beautiful pictures. I know that Craigslist may not be a top real estate website, yet It certainly should be!
Recycler
Ha, I Know... your'e thinking I thought Recycler was just for cars... nope! Recycler.com calls itself the #1 local classified ads site for thousands of used cars, pets, electronics, real estate, jobs and more! Not sure what data goes into that #1 status, but well give them the longevity vote! Recycler is not exactly user friendly. Recycler can take 24-48 to approve an initial ad, then if you need to change anything it takes another 24-48 hrs. to be approved. Recycler lets you run ads for one week, with the option to renew. Renewing the ad takes... you guessed it 24-48 hrs to renew! The problem about waiting the 24-48 hrs is that while your wait for approval, the ad is temporarily deleted from Recycler all-together. Why is this a problem? If a potential buyer is interested in what they see on your ad, they may pull it up on another day and poof it's gone, this can lead many to believe the home has been taken off the market.
